Re-Roofing Pays Off!

The recently-released 2016 Cost vs. Value Study from Remodeling magazine shows that replacing a roof is a smart investment for a homeowner.

Results of the study indicate that 71.7% of the cost of a re-roofing project can be recouped at the time of selling the home --- and that's up from last year's figures. Out of the 27 home improvement projects covered in the study, only a dozen (including roofing!) showed an increase in ROI over the previous year.

In 2015 nearly 2,200 National Association of Realtors members participated in the Remodeling Impact Study pertaining to exterior remodels. The highest percentage of investment recovered in exterior jobs were new roofing, new garage door, new vinyl siding and new vinyl windows. New roofing lists a 105% value recovery for a project (yes, it's #1) for homeowners.

Exterior projects with the highest Joy Scores (an indicator of how happy homeowners are with a remodeling project) were new fiber-cement siding, new fiberglass or steel front door, new roofing and new garage door. On a scale of 1 to 10, roofing had a 9.6 Joy Score.

The bottom line? A new roof can make you happy and satisfied with your home plus be a smart investment when it comes time to sell your house.

Best Red For A Home Exterior

Valentine’s Day is almost here, and red can be seen just about everywhere. While you're surrounded by this vibrant hue I thought it would be a good time to ask you to think about the color red. What comes to mind?

This hue has more personal associations than any other color, but there are two that are most common. Red calls to mind love, romance, and passion: the hearts of Valentine's Day or the sexy woman in a red dress. Yet red also is associated with fast cars, aggressive behavior, and even rage, made explicit in the expression "seeing red".

So how is it that the same color has come to represent two powerful emotions that seem so very different? It’s because red is inherently exciting. It stimulates energy and increases your blood pressure, respiration, heartbeat, and pulse rate. Love and rage both produce similar physical reactions. Love can make your heart beat a little faster and your palms sweat. Anger also raises your blood pressure and increases your heart rate, but for a different reason.

Love, anger, and the color red all produce changes in our body that are very similar and signal that you need to respond. This makes red an attention-getter at an emotional level in addition to it being a bright, eye-grabbing color. 

Red can be a great color for your exterior. It works especially well as an accent color. Put red on areas of your home where you want to draw attention like the front door or shutters. It can also be a great main color but take the time to find the right red

With a variety of shades from traditional barn red to vivid watermelon, you have a wide range to choose from. Here a few of my favorite reds for your home exterior.

Benjamin Moore's Cottage Red PM-15 was the color I recommended when last year's Shake It Up color contest winner wanted to take her cute cottage from faded pink to barn red. Just look at the difference this color made in adding charm and presence to this home and I think you can see why Cottage Red is on the list of best red for a home exterior. If you need stain rather than paint Sherwin-Williams SW 3020 Cape Cod Red

 or Cabot O.V.T. Solid Color Stain Barn Red are also among what I consider the best reds.

For a front door or shutters I often use a more vivid red. The best red for home exterior doors are Farrow & Ball Rectory Red 217, Benjamin-Moore Caliente AF-290 or Moroccan Red 1309Pittsburgh Paints Ruby Lips 434-7, and Sherwin-Williams Poinsettia SW6594, Lusty Red SW6863 or Heartthrob SW 6866.

If you are looking for a red that will work well with the color of your composite slate or shake roofing here is a general rule of thumb to follow. If you're shake or slate roof shingles are neutral gray you can use either just about any tone of red. Select one that compliments the other colors on your home.

If your slate or shake roofing material is warm brown, terra cotta red, or even a very warm gray use a red that is slightly more orange than burgundy or pink. If you slate or shake roofing is cool gray, bluish or green then a cooler red will probably be a better choice.

Love. Love. Love. The month of February is the most romantic month of the year.

While many focus on Valentine's Day with their warm thoughts, others just love to focus on Super Bowl Sunday and Mardi Gras as their favorite "holidays" in this lovely month. But, there's so much more to February.

We've done our research and discovered that February 20th is "Love Your Pet Day" and Jello Lovers Week is February 7-13. Do you love pizza, Girls Scout cookies or pancakes? There are specialty days devoted to these tasty treats in this festive month.Fake Cedar Shake

Of course, at DaVinci Roofscapes we're very tuned in to love --- because we get so many comments and calls from homeowners who love their synthetic roofing material. Linda Merrihew is a great example. She didn't want a composite roof ... until she saw the DaVinci simulated shake roofing on a home in her neighborhood. "After we visited a few locations so I could actually see it on an entire roof (and not just a picture or a piece), I loved it," says Merrihew, a resident of Tualitin, Oregon. These projects are so cool that not only have we already featured it a couple of times....HERE and HERE and HERE, but we chose it as a winner of our 2015 Featured Project of the Year contest. Which basically means that it earns itself another blog, but more importantly will be one of the four projects featured on a banner in the DaVinci Roofscapes booth at the 2016 International Roofing Expo

Two side by side roofs were installed in Birmingham, Michigan by Butcher and Butcher Construction out of Rochester Hills, MI. 100 Year Old Dutch Colonial

Hi,

We are going to replace our roof in the next year. Our home is a 100 year old Dutch Colonial style. Huge roof on our 2.5 story home. What recommendations do you have for the color blends for shingle roof.

Dear Ms. Knowles,

Among the things I consider when making recommendations the style of the home is a key factor. You can sometimes deviate from what has been used in the past but for a Dutch Colonial sticking with a historic look is the best decision.

The DaVinci Single-Width Shake is my preference because it will have a more uniform look. The Multi-Width Shake would also work but keep in mind the staggered placement may be too much texture for the traditional look.

I also recommend going with a color that is similar to natural cedar and has slight color variations rather than a distinct pattern. Tahoe-VariBlend or Autumn-VariBlend both fit that criteria. It looks like either would go nicely with the brick on your home, too.

What's the Big Deal About Ice Dams?

They're actually fairly pretty, and many ice dams look like white frosting just dripping off the house. But looks can be deceiving.

Ice DamIce dams are those thick ridges of ice hanging from your home's eaves, gutters or siding. When ice dams form, they can weigh down and potentially break gutters. Ice dams can also block melting snows from properly draining and can lead to roof leaks. The common thinking is that the closer the ice dams are to the house, the more troublesome they can be to your home.

According to ENERGY STAR®: warm air inside the house escapes into the attic if not properly insulated. This will warm the underside of the roof, causing snow and ice on the roof to melt. The melted water will drain along the roof, under the snow, until it reaches the cold overhang. The overhang tends to be at the same temperature as the outdoors and the melted water will refreeze and form an ice dam and icicles. The ice dam can cause damage to the roof, which will result in water leaks to the inside. Frequently the result will be a water spot on the ceiling under the roof damage.

Mother Nature Hired as Head Designer at DaVinci Roofscapes

As we launch into 2016, the team at DaVinci Roofscapes gives full credit to Mother Nature for the continued success and acceptance of our composite shake and imitation slate roofing products. (See Is it Real or is it DaVinci?)

"In 2015 we recreated all of our composite slate product profiles using Mother Nature as our head designer," says Mark Hansen, vice president of sales and marketing at DaVinci Roofscapes. "The results are an amazingly realistic quarried profile that people have to get up close to in order to determine they're not looking at real slate roofing.

Hansen points out that growth of DaVinci products overall appears to come as a result of the acceptance and growing awareness of the company's polymer roofing.

"We always say that roofs sell roofs," says Hansen. "We seem to do the best in areas where we have had the longest presence. The more DaVinci lightweight roofing systems installed in a specific market, the more we sell there because people like what they see.

"We hear stories everyday about people stopping homeowners to ask what roofing product is on their home ... then they contact us about replacing their own roofs with DaVinci products."

Bad News for Cupid

Oh no! Cupid has an important job to do, but he's been thwarted by homes with impact-resistant DaVinci Roofscapes polymer shake and slate tiles overhead.

"Time is tight and I'm trying to shoot my love messages to people in homes, but the DaVinci roofs are really getting in my way," says Cupid. "I'm using all my strength, but my arrows are simply bouncing off the DaVinci roofs."

Cupid has discovered what many homeowners have already learned --- DaVinci synthetic slate and imitation shake roofing tiles are Class 4 rated for impact resistance, plus they have a Class A fire rating, so even flaming arrows won't damage them.

And, in Greenwood, Penn. homeowner Ellen Greenwood recently had a custom adobe red composite slate roof put on her 1867 white farmhouse to complement a nearby classic red metal roof on a stone barn.

Gillespie Contracting helped Greenwood get the red roof of her dreams. "The owner had a very specific shade of red in mind for her roof and I had confidence DaVinci could deliver," says Bill Gillespie, president of Gillespie Contracting. "The final choice on product selection came down to DaVinci and another faux slate. Mrs. Greenwood compared both products side by side and felt the DaVinci simulated slate roofing was more durable and sturdier than the other option."

Durable, colorful and arrow puncture-proof. A winning combination sure to impress even Cupid.


10-Story High Steeple Gets New DaVinci Slate Roof

Third-generation steeplejack Tony Stratton loves a challenging church roof project. So, when he was contacted to install DaVinci Multi-Width Slate roofing tiles on the 110-foot tall steeple on St. Mary's Catholic Church in Independence, Missouri, he jumped at the chance.

Fake Slate"We're an 'old school trade' with one foot in the past and one foot in the future," says Stratton, owner of Inspired Heights out of Rockford, Illinois. "We combine the techniques of long-ago with the technologies of today. This allows us to offer a less invasive, more affordable restoration for church roofs and steeples."

The non-intrusiveness of Inspired Heights is exactly what appealed to Rev. Matthew Bartulica. "We didn't want scaffolding or a crane to obscure the steeple during the re-roofing," says Rev. Bartulica of St. Mary's. "Inspired Heights did it the old fashioned way --- they used pulleys and ropes. That saved on our budget and just 'felt right' for this project."

According to Stratton, this was the first time his company had used DaVinci Roofscapes composite roofing tiles for a church project, but it won't be the last.

"We've installed real slate on lots of churches and found that it's heavy and awkward to mount," says Stratton. "The DaVinci slate product has a natural slate look, plus it was lighter in weight and came in different widths, adding to its natural look, unlike other comparable products. We were grateful that we didn't have to worry about the tiles 'curling' like other synthetic tiles because the ridging in the back of each tile helped keep it more stable.

"We're impressed with the DaVinci roofing and hope to use it again in the future. It's a great example of what we like to refer to as matching up modern technological advances for products with our old school steeplejack trade."

Architectural West Magazine Focuses on DaVinci Roofscapes

What are architects reading about these days? In the two most recent issues of Architectural West magazine, they're reading about synthetic shake roofing from DaVinci Roofscapes!

The November/December 2015 issue of the magazine included a cover story on the re-roofing of the Good Shepherd Episcopal Church in Centennial, Colorado featuring composite shake shingles from DaVinci. (See Horn Brothers Create Lightweight Roofing Solutions).

Then, in the new January/February 2016 issue, the cover story is on the beautiful Fleur du Lac Estates project on the shores of Lake Tahoe in Nevada.  That's where DaVinci simulated shake roofing tiles have been installed on the Yacht Club and Boat House, and will soon appear on homes in the community. Featured Project of the Year - Horn Brothers Roofing

Today is the last day of the DaVinci exhibit at the 2016 International Roofing Expo. If you're here in Orlando for the show, be sure to drop by Booth #1275. The last 3 weeks I have spent featuring projects that we chose for our 2015 Featured Project of the Year contest (Click here to read week 1, here to read week 2, and here to read week 3). 

The last project I have to feature received a resounding YES from all the folks asked to help choose the winners. This project has it all, not one but two of our polymer shake products installed, a carefully crafted steeple, and shakes used as both roofing and siding. Good Shepherd Episcopal Church, located in Centennial, Colorado, was affected by a hailstorm that rolled through the Denver area back in 2014. They teamed up with Horn Brothers Roofing, a loyal DaVinci Roofscapes contractor, to start the search for a more impact resistant roofing material. Horn Brothers had recently installed dozens of DaVinci's composite cedar roofs, and recommended the church look into them. The result is a stunning mixture of Multi-Width Shake and Bellaforté Shake roof tiles in the Autumn Blend.

Architectural Insights: Kevin Price

At DaVinci Roofscapes, we have the opportunity to work with many architects and designers on a daily basis. Many of these people, like Kevin Price of Kevin Price Designs in Utah, specify DaVinci polymer roofing again and again on their projects ... which is why we want to share their insights with you!

Q: Why do you keep including DaVinci polymer roofing material on your home designs? 

A: First and foremost, I like the way they look. When I look at the versatility of the DaVinci products I know I can always find a style that will fit my needs. The other point about the DaVinci sustainable roofing that makes it easy to sell to clients is its durability. 

 

Q: What are the features/benefits of DaVinci products that work best for your geographical setting in Utah?

A: The Park City area is a tremendous test for composite roofing products, and DaVinci is the only product I’ve used that has been able to hold up to our severe weather conditions, such as extreme freeze/thaw cycles; ice build-up; high UV light. The latter being especially important, because I’ve seen a lot of other roofing products lose their color and eventually look cheap. DaVinci is the only synthetic roofing material I specify.

 

Q: What have the reactions been of your homeowner clients to your recommendations of the DaVinci imitation slate and composite shake products? 

A:  My clients are always very complimentary of the DaVinci products. Clearly, the DaVinci products cost a little more than other products that will not hold up as well, but I’ve never had a client come back to me and say they wish they hadn’t spent that extra money on the roof – quite the contrary, when they see their neighbor’s roofs start to lose their color or see their neighbor’s asphalt roofs start to look a little cheap as time goes by, they often comment to me that they are so glad I specified the DaVinci product. They almost wear it as a badge of pride.

 

Q: What insights would you share with other designers and architects about specifying DaVinci green roofing materials? 

A: Designers and architects need to become familiar enough with the DaVinci products to be able to convince their clients of its superiority over cheaper alternatives.  This roof is an investment for the future and for homeowner peace-of-mind. Overall, the DaVinci designer roofs make me look good, because they put a refined edge on my homes that no other roofing material can emulate.

Composite Shake Tops Historic Buildings

Looking to make a move to Pennsylvania? Then you may want to check out the beautiful luxury homes available from Toll Brothers at Liseter, a master-planned community in Newtown Square.

While the homes are all new, there are two historic stone buildings on the site, which started as "Liseter Farm," a horse farm created in the 1920s. Nestled in Delaware County, the once-grand estate now happily welcomes new homeowners. As people pass by the older buildings they most likely think the cedar shake roofing overhead is authentic cedar, but they'd be wrong.

Failing Concrete Roof Leads Homeowner to Composite Slate Roofing

Homeowner Julie Beck knew she had to get a new roof when it started raining inside her attic. Cracked concrete tiles, a poor installation job and overall deterioration of her concrete roof all combined in 2015 to prompt Beck to invest in a new Bellaforté Slate roof.

"We suffered with this failing concrete roof for almost five years," says Beck, a homeowner in Stillwell, Kansas. "I loved the look of the concrete tiles, but problems kept reoccurring. They did not perform well with our freeze/thaw cycles and temperature changes."

Fake SlateWhen Shawn Bellis of Epic Exteriors saw the condition of Beck's roof he knew it was time the family invested in new simulated slate roofing.
